How to raise the value of your home
I used to be a licensed home inspector, so I know what they are looking for. They are by no means knowledgeable electricians, but they look for a few basic things.
The best way to quickly verify all of this is to have an electrician evaluate your wiring, and solve problems before the home inspector finds them.
This gives a potential buyer more confidence in your house, and less reason to low ball you.
- GFIs in your bathroom
- GFIs in your kitchen countertops
- Gfis in your garage, unfinished basments, and outdoors.
- Proper grounding for lightning protection, there should be 2 or 3 bare copper wires about the thickness of a pencil coming out of your panel
- properly installed 3 prong receptacles. (they use the same tester you can buy )
- No rust on your meter can, or panel board.
- AFCI on your bedroom circuits (at minimum)
- closed/covered junction boxes
- adequate lighting (especially in front of electric panel)
- switches at both ends of hallways, and stairs
- Breaker boxes as apposed to Fuse boxes.
- Plugs that are not too loose, they should hold cords firmly.
- Listed wire clamps in all openings (you can not just stuff a wire through an open hole, it needs a connector)
- No wire connections outside of boxes
- Outdoor wiring is rated for outdoor use.
- Correct wire colors on breakers and grounding bars
- Proper wire size for each breaker
- Verifying that there are not two wires on a breaker
- The presence of a main bonding jumper (often a big green screw)
